2023 | RESIDENTIAL ADDITION

Craftsman Addition & ADU

Craftsman Home Addition with Detached Accessory Dwelling Unit

Project Overview

This comprehensive residential project added much-needed space through both a main house addition and a detached accessory dwelling unit (ADU), thoughtfully designed to match the home's original 1920s Craftsman architecture. The 800-square-foot addition to the main house includes a new master bedroom suite with spa bathroom and walk-in closet, plus a home office with built-in cabinetry. We carefully matched existing materials and details, including tapered porch columns, knee braces, window trim profiles, and original siding profile milled to match. The foundation was designed to tie into the existing structure, and rooflines were integrated to appear original to the home. The detached 600-square-foot ADU serves as a guest house and rental income opportunity. The compact but complete living space includes an open kitchen and living area, bedroom, full bathroom, and laundry closet. Large windows and 10-foot ceilings make the small space feel open and bright. Matching exterior finishes ensure the ADU complements the main house while maintaining its own identity. Both projects required careful site planning to maintain backyard functionality and privacy. Updated electrical service, new high-efficiency mini-split HVAC systems, and spray foam insulation ensure modern performance. The additions provide flexible living space while enhancing the property value and maintaining the home's historic character.

How Every Project Begins and Takes Shape

1

Data Gathering & Site Analysis

We begin by collecting essential project information — from measurements and requirements to site conditions. This foundation allows us to understand your goals and plan with accuracy.

2

Concept Sketching & Space Planning

Next, we translate your ideas into initial sketches and layout studies. This step helps visualize spatial flow, functionality, and design direction before detailed drafting begins.

3

Drafting & Electrical Layout Design

Using advanced CAD tools, we develop detailed 2D plans, including electrical and structural layouts. Every line is drawn to meet technical standards and ensure construction-ready precision.

4

3D Visualization & Point of View Creation

Our team then transforms technical drawings into 3D perspectives that showcase materials, lighting, and design intent. These realistic visuals help clients fully experience the project before it’s built.

5

Material & Labor Estimation

We prepare detailed material and labor estimates based on the finalized design — ensuring budget accuracy and efficient planning for the next construction phase.

6

Final Documentation & Client Approval

Once all revisions are complete, we deliver finalized plans, visual renders, and documentation ready for construction and permit submission.
